物流园区运营模式研究

摘要
当前物流业飞速发展，物流园区是物流发展到一定阶段的必然产物。各地已经掀起一股规划建设物流园区的热潮。我国各地政府也都在积极建设物流园区，但是我国的物流园区规划还没有达到一个真正的物流园区的标准。目前，物流园区仍是我国物流业发展中的一大薄弱环节，适用于我国的物流园区规划理论的研究还很不成熟，只要集中在概念的界定、定性分析以及选址问题上。而对物流园区规划理论中非常重要的组成部分：物流园区规模优化以及物流园区与交通布局匹配的问题研究计较少。从而导致出现了盲目建设物流园区，建成后又大量空置的现象。
截止2008年，正式运营的物流园区逐渐增多，物流基地逐步开始从规划建设向实际运营转变。在这个过程中，一方面需要政府对未来基地的发展进行必要的引导，另一方面物流基地的运营商要以客户为导向大胆创新。
本文首先介绍了我国物流园区发展现状与对策研究这一论题的选题背景及意义，然然后是物流园区的概述及产生的背景依据，从而为探讨我国物流园区的规划建设，发展现状及物流园区存在的主要问题分析奠定理论与实践基础，在此基础上提出了完善我国物流园区的相关建议。

Abstract
At present ,the logistics industry develops rapidly ,logistics region is a certain stage production of the logistics development .Our local governments also actively plan construction of logistics region .all parts in our country have a population of construction planning logistics region .However ,logistics planning in our country is far from a true logistics region standard ,at present ,logistics region is still a major weak aspect in the development of the logistics industry in our country .The theory research that is apply to our country ＇s logistics region planning is still immature ,and mainly concentrated in the definition of the concept ,a qualitative analysis as well as questions on the site ;but to the very important component in the logistics region planning theory-the research of the problem of the planning optimize of logistics region and matching with traffic layout is less .Thereby ,it results in building logistics region blindly ,and show a vacancy problem after finishing building.
Up to 2008,the official operating of the logistics region are becoming more and more ,logistics base gradually change from plan construction to the actual operating .In this process ,on the one hand ,the Government should give necessary guidance to the development of logistics base ,on the other hand ,the logistics base operators should innovate boldly based on customers.
This paper first introduces the background and the meaning of the topic of present development and measure research of the logistics in our country ,and then introduces an overview of the logistics region and background basis of its production ,so as to explore planning construction ,the present development and prospects of logistics region in our country ,and to make a foundation of theory and practice for main problems analysis that exit in logistics region in our country ,on the basis of all these ,the paper proposes relevant recommendations to improve the a logistics region in our country .
